Whether you’re a supervisor new to your role, or you have years of supervisory experience, this interactive, engaging series provides opportunities to talk with your peers from around the country about strategies for tackling your biggest challenges at work.

A Competency-Based Certification Program
Many persons who have experienced homelessness will be impacted by trauma. This course will help you understand the widespread impact of trauma at the individual, community, and system levels. Each session will help prepare you to better support the needs of persons affected by trauma and minimize the potential for re-traumatization.
This certification series includes 6 unique learning modules. Participants who complete each module and pass a skills review at the end of the series will receive a professional certificate in Trauma-Informed Approaches for Property Management Professionals.

THE CURRICULUM
Session 1: Fundamentals of Trauma & Trauma-Informed Approaches
Understanding the experience, effect, and impact of trauma on individuals is key to developing trauma-informed practices. This foundational course will explore the experience of trauma and how unaddressed issues may show up in different people. In addition, the course will introduce the principles of trauma-informed approaches and how to apply these approaches in everyday interactions
Session 2: From Move-in to Move-out: Trauma-Informed Approaches to Tenant Relationships
Trust, transparency, and a sense of safety are all hallmarks of trauma-informed approaches. This course will provide property management strategies for creating a welcoming environment to facilitate smooth move-ins and transitions from units. As part of this course, participants will learn how to lead with empathy and understanding and use active listening skills to solve problems to address the needs of tenants. Aspects of both psychological and physical safety will be explored using practical examples and common challenges property teams face.
Session 5: Trauma-Informed Property Management Practices: Critical Times, Housing Instability and Eviction Prevention
When a person is in crisis, being trauma-informed is critical, not just for residents, but also for staff. Having a trauma-informed mindset will enable property management staff to support others in crisis, leading to an increase in housing stability and avoiding unnecessary evictions. This course will explore strategies to help property management teams navigate critical times and crises and model that for others when onboarding new staff, with the ultimate goal of cultivating housing stability and preventing evictions.
Session 6: Revitalizing Property Management: Nurturing Wellness and Overcoming Burnout
To be trauma-informed requires teams to develop into trauma-informed entities. This requires a look at how property management companies support all employees to be successful in their roles. This course will look at ways to promote workplace wellness to reduce burnout and incorporate trauma-informed leadership and support to help employees thrive rather than simply survive at work. This course will look at compassion fatigue and burnout—how to recognize when burnout is impacting employees and steps to reduce burnout. In addition, this course will explore retention strategies that reduce burnout and promote equity and inclusion
Session 4: Evaluating Property Management Policies and Practices with a Trauma-Informed Lens
From signing a lease to communicating lease violations, certain processes can be daunting and intimidating for tenants. In this course, participants will learn how to evaluate policies and practices to not only improve communication with tenants but also help achieve better outcomes and minimize potential conflicts.
Session 3: Property Management Teams: Setting Boundaries and Coordinating with Service Providers
Establishing trusting relationships is key to a trauma-informed approach, and boundaries and transparency are key ingredients for building trust. Trust is earned and takes work, time, and intention. This course will explore strategies to help property management teams identify and set boundaries, coach the people they work with in setting their own boundaries, investigate opportunities for increased transparency, and develop trust and rapport with tenants. In addition, this course will look at ways to establish more effective working relationships with service providers and create a collaborative approach to support the needs of tenants.
